@Melissa Bogle  The reason a lot of software companies are not providing contracts is because every state and even some counties and cities have specific language that needs to accompany legal documents concerned with housing and rentals, so they'd have to provide hundreds if not thousands of versions of these documents.

They don't speak the language,  everything is brand new, the proceses are different even the smells are unknown.

So I wrote an email outlining some issues, never using "I, Me or mine" type language and utilizing some info the seller's broker mentioned at a showing which I learned from the book Never Split the Difference. 

The language in your note sounds soft and ambiguous.

I would like to know your experience with this and how to help secure this tenant when you have a language barrier. 

I say 99.9% because I don't represent 100% of the insurance carriers in the US, so there may be one out there that has unique language in thier policy, but this is the standard practice.

This is the language on the contract regarding duration Duration of Agreement.

I've included my lease language below to ensure you get the fees if they are late, and the language that should hopefully limit the lateness altogether.
