When I closed on the property, I put an ad on Craig's List and we did some minor cleaning, paint touch-ups, replaced all the light bulbs to LED, and replaced all the smoke/CO detectors and within 2 weeks, the place was rented.The property was listed at $116,900 and after negotiating, we settled on $114,000 with a home warranty. 

I asked for the name of the company for the mold quote and a copy of the CO docs (due to the agent stating it failed for two minor items); however after repeated email, calls and texts still have not heard back about any of the requested.

Purchase price: $225,000 Cash invested: $10,000 Found a condo located right outside of Lowry town center in Colorado.

Can anyone direct me to "written answer" or to the "how" we co-invest/I use my credit score to buy their house/How do I act as their agent?

I live in Colorado so I don't know your situation down there but for me when I did this my insurance went up but not by much!

Do you have any new starts in Multnomah co?

Is it more worth it to continue investing (assuming you're using the c/o proceeds to buy more properties) or keep your current investments at a low rate?
