@Stephanie D.Here is what has always helped me pull the trigger in times of doubt:-Are you more scared of what MIGHT happen if you don't  invest in real estate, or what WILL happen if you don't?

I need to get it fixed and rented out in time for an appraisal around the 6 month mark for the cash out refi.

I do have an intimate knowledge of VA loans and on a normal home purchase I would have very little no problem getting it accepted however my question was related more towards hard money lending and other unconventional financing. 

Time will dictate that they go into home ownership and i believe in time they will realize that the key to great success and financial freedom is through ownership not renting or leasing. 

Even appraisals (Professional ARV Estimates) are ONLY good for ONE day.The thing that affects ARV at any one point in time is TERMS.A 750k home can be sold for 1M if the terms were right. 

There is no amount of money that I wouldn't pay to go back in time again to spend one-on-one quality time with my dad again.There are also times when my wife and I wish we can go back in time when out twin boys were 2 years old when they were so little and cute.However the past is already closed and we can only try to make the right decisions for the future.

It will, in time, diminish credibility of those who practice in questionable activities.Be very careful about who and what you listen to or read on the internet.Now, @Everett Marshall Since I know RE and financing aspects and didn't read the material you mentioned, I have no idea what you mean by "discounted note" I know what that is but I'm not seeing it being any strategy of wholesaling, so obviously, some whizbang dreamed something up again.

I might have to eventually deal with something similar at some point in time, so trying to get a headstart in terms of how to deal with it most efficiently :)

Probably saved 3 grand in time and materials.

And in time hopefully I can start my own business and live the dream like so many on this forum and yourself.
