After a few times I decided my health was not worth the hassle of DIY moving fridges, and hiring the inexperienced would be a disaster, it barely works for 40 gal water heaters.

The bottom line is that the inspection report will make the property ineligible for insurance so the seller needs to address these items for his own health AND in order to sell the house. 

Had to get the police involved it was a whole thing, total pain in the butt.....So moral of the story is yes, it does happen.

No multi-family as much as it pains me to pass on the househacking benefits they provide.

@Charlie MooreTaxation is very broad and there is not one person who can specialize in everything within taxation.Very similar to medicine/health.You wouldn't want someone who practices general health for children to also be the one who does open-heart surgery.There are a couple of accountant's on this message board who specialize in real estate taxation.

It's a pain and I hated it.

Right now I am trading my time for money, working a ton of overtime, and risking my health I believe in the process to piecemeal this rehab myself.I know its wordy for a first post but I appreciate ANY advice or welcome any different perspectives.

If this is bad enough to effect neighboring properties, it should be a code violation or at the bare minimum, a health and safety issue. have you tried reporting the property?
