I was so frustrated yesterday when I was told the property was ready for an open house but then I discovered the property had no "power". 

I never would have been able to come up with the down payment for the 5 unit without the refi of the SFR, so it is a very powerful strategy.

Given they raise a lot already, they have negotiating power, so I wouldn’t want to push for more than 10% of the GP, but maybe that’s fair?

I live in Los Angeles and I've been going to REIAs to find power team members, but haven't found a lawyer who works with investors and invests as well.

So I do have bargaining power but want to give them justification on rent increase by this much.

MLS is so powerful that it is accountable for around 80% of SOLD properties and dominates other marketing platforms for house flipping.

I lost the real deal the night before but used that as a lesson in having a sense of urgency and the power of cash buying.

Mine has not flooded but I have 2 sump pits with 3 pumps, 2 of which are backed up by a natural gas powered generator with an automatic transfer switch and one pump which is a battery only.
