I agree that success and inconvenience go hand by hand in life.

One bright side is my office has 30+ years experience, down side, they are all really busy and new guy requires some hand holding at times.

On the other hand if you wholesale it and get it under contract for $60K and assign it for a $5K fee, then you take a short cut to getting to your $5K profit, but you miss the opportunity to learn the rehab part.As has been said before, verify your numbers...trust no one's numbers but your own, assume nothing.

How can we transfer the house from personal to LLC?

I'm far from an expert landlord/investor - but I think I moved on from newbie a few years ago as well.I've had a handful of rentals since 2006 - never more than 10 doors while holding down a full time job - until last fall I've handled all my leasing, showings, etc. 

Get with a real wholesale real estate investor that is hands on.I would rather learn from someone else’s mistakes than struggle on my own.

Wait until they show up with contract in hand, otherwise take the free publicity of the property.Just my 2 cents and not legal advice.

There could be some big tax consequences with any transfer into your name so I would suggest you speak to an account or estate planner if that hasn't been figured out already.
