@Michele Velazquez a suggestion if I may, wait until you pick your location before committing to a lender as my experience is that local is important.While we personally work with a lot of out of state investors who allow us to be their boots on the ground and never see the property, but if you can take a trip to one or some of your top picks that can make it more real.Regarding DFW small MF builds are in pockets around the Metroplex.

We have a new roof, new AC, new top of the line Samsung stainless steel appliances, enlarged open kitchen, and renovated bathrooms.Our dock can bring $1600/month yacht rental (we have dual 50A/30A/20A metered marine electric and dual metered water), and I see house rentals in our area ranging from $3500-$5600/mo.We were originally planning to sell because we could not refinance since we plan to move--but after joining this group yesterday it seems that we might be able to instead get a loan as a rental property if the numbers work, and then use that cash to move and purchase our 2nd property (perhaps a duplex, triplex, quadplex).This is probably the most important deal decision of our lifetime because this is the one that launches us into this real-estate business--I am beyond grateful to this community for knowledgeable advice on our best course of action.
