I generally have done most repairs personally on reno's, but looking to start a relationship with a handyman or contractor to work on this house and more in the future.

Network and hopefully in the future be a guest at the bigger pockets podcast and Inspire others like you guys do it on a daily basis. 

Also located near a local university so should have plenty of future tenants.

That's WAY more expensive.There are real damages here, however:Holding costs during the period under contractTime costs for work put into contractA possible future price reduction on upcoming offers after the property is re-listedI believe it's far better to find an amicable deduction from the earnest money based on those above items.

It's also an opportunity for the agent to get exposure with potential future clients.

I'm only 23, so I'm sure this experience will be invaluable in my future RE investing career.

I will focus on small multifamily properties and single family homes in the short term and possibly trade them in Monopoly boardgame style for a larger apartment complex in the future.
