I understand the process of owner financing and the things leading up to presenting the offers I guess bottom line is the confidence of knowing what you are offering is ethical and fair knowing that this I am doing my part to make a no deal into a deal where the seller did not want to accept cash.

You should have a solid plan about exactly how you will use the money and make sure of your figures so that you are confident you can pay back the financing comfortably.

Hey @Mindy Jensen,Here are some criteria which comes from a landlord's perspective (who has a Land banking mentality):1) Area with tenants where you feel confident to manage them (can different from person to person, some are good with dealing with A-class tenants, some are better at dealing with C-D class)2) All things equal, the closer to where you live, the better.3) With sustainable cashflow (ie. land banking requires waiting, so if you can sustain the houses (at least break even plus some buffer), then you can at least keep the house forever).

In my opinion it is super important to find my value and then use that as a way to ease my way into REI as a full time career, If I can help an investor by managing a few projects while he/she focuses on the bigger picture it can be a win win situation, or even help an out of town investor by giving them the confidence of investing in area where they do not live.My question is- how man investors actually use the services of a PM?
