Perhaps look into the Homestyle loan program that allows you to purchase with conventional financing but wraps renovation costs in so you don't have to get a 2nd or refinance to do the repairs and it can get your BRRR up and running much faster.

Another thing I’ve seen agents/brokers say is that lock down the low interest rate for years so that the monthly payment stays the same while rent would increase with time, completely ignoring that the monthly payments may increase at a faster rate than the rent due to taxes and insurance.I also wonder why the brokers/agents say to a buyer that they are free to them, without adding that they will negotiate hard to bring the price down by at least 6% from the market value.And so many other things brokers/agents say while they ignore the other side of the coin completely... why?

Ugh - Since I think the market is shifting towards faster increases in expenses than income (rent), it'd be worth investigating.Don't know the cost, but water submeters are not that expensive to buy (<$200 each) IF you can install them cheaply.Electrical sub-meters, don't know, but I'd do it unless I'm really tight on funds.The idea is that you bill tenants back for their actual usage, which is why flat rate RUBS are kinda dumb.

If another bath could be added, perhaps by using one of the bedroom, I think it has great potential because a 4 bed, 2 bath house will probably rent a lot faster and sell for higher dollar to an owner occupant as an exit strategy.

Knowing that 203K is slow to pay out sums I would use my own money and just get reimbursed by the bank so it moves faster* Buy a fix upper using a hard money loan and then do the BRRRR method knowing I have never done any substantial rehab but I do understand how to manage contractors since I am a Civil Engineer and work with them on a daily basis.
