Add something similar to this to your lease:The Tenant covenants that he/she will not allow refuse, garbage or other loose or objectionable material to accumulate in or about the house and/or yard of the said properties and will at all times keep the said premises in clean and wholesome condition.At that point it becomes a fairly generic notice of breach, detailing section number, timeline to remedy, & consequences if non-compliant.

I've narrowed my focus to include pure cash-flow plays in Indianapolis or Ohio as well as hybrid markets in Dallas, Ft.

While I definitely would like to see a good return, I'd also like to be fair to potential Buyer who could be a source of future referrals.

Innago only charges to set up your tennants with auto pay which is very fair for everything they offer.

At an academic/legal level, the law is fairly clear that you need to bring an ejectment action.

With internet marketing its fairly easy to locate market properties without an agent or Broker.
