Failure to provide that automatically makes me liable for any amount withheld, if the tenant decides to sue me. 

I would also put in a union in an easily accessible section of the run that you could unscrew easily.In a Connecticut, winter if there were an equipment failure, there's always a chance you might need to unfreeze the pipes anyway and the easiest way I can see with that setup is with an arc welder.If this info just looks like technobabble to you, show it to your plumber.

Stick to your goal and prepare in the meantime don’t go off half cocked there are serious opportunities to make a great return, or a really dismal failure-be ready. 

Locally or remotely, you are pretty much dependent on your team, so distance doesn't really play that much into your success or failure. 

Doing diligent screening is going to be the line between success and failure of your business.  

All minor traffic incidents many years ago (No insurance, failure to register vehicle, failure to wear seatbelt, driving without a license etc.) but solid income and no prior evictions we could see.

I would add that failure to respond to an email within one or two business days is NOT a good sign.
