Several methods come to mind for the ADU. 1) a regular or periodically adjusted flat fee (based on an estimated usage); 2) factored into the rent (essentially the same as a flat fee); 3) percentage proportionally based on sqft.

I'm still I bit confused if you can't tellCap rate can be effected by 2 factors: NOI or Purchase Price. the seller is saying you can increase rents to get to a 6.6 Cap rate (in this case it would take NOI being 165k to get there) What you’re doing is keeping the current NOI (132k) and dividing it by a smaller Purchase Price (2M) and getting that same 6.6 Cap rate

Hi Mitchell,I work with a lot of condos and have options for non warrantable that have pretty great rates if you have 25% down payment.We will need to figure out why they are non warrantable as that will be an important factor for any lender.
