I personally wouldn’t buy a property without driving around the neighborhood or seeing photos/videos for that reason of how streets can change quickly.

You can factor 10% for repairs and CapEx which helps your cash flow.Then Option 1 doesn't sound so bad having all of your money back and $150/month.

Now if I just work off my desired profit of $20k and factor all cost in I can go up to $95k which is what I’ve offered after my low ball initial offer was rejected.

So, the total move-in costs (not including pet fees, if applicable) would be $2475, all paid prior to lease signing.Also, we would need copies of the two most recent pay stubs and photo ID for all applicants aged 18+ (I can scan at the showing) to begin the verification process, which only takes a few days.Since choosing a place to live is a very personal decision, please feel free to do a “drive by” of the property, located at 123 Main St, so you can get a “feel” for the neighborhood.

So consumers could wait 2 to 4 weeks to resolve the issue whereas they can drive right to the store and return that day and get money back, go buy more stuff, or get the same item that is new and works.Retail is overbuilt in weak suburban to rural locations in cold belt states.
