I agree with @Patrick Desjardins you can only use the amount you paid for the asset plus any expenses for your cost basis.

Be aware that if your family member decides not to pay you all or part of the agreed fee, you will have no legal recourse because only a licensed broker can collect a fee for brokering a real estate transaction.

A few weeks later he sent me a certified letter with some brand new arbhorist from 120 miles away (we live in a big city, he was shopping for someone who would agree with him IMO) to say the tree was dead.
