Because it's raw land...there wasn't much I had to do to it...but after looking at the local comps and how other agents were marketing properties in the area I knew that they were over pricing these properties AND doing a terrible job at marketing the properties with the descriptions & images. ( So I did the opposite by pricing this property correctly, Improving the images, making a video about the property and building a very descriptive ad copy.)What was the outcome?

Eliminate Credit Card Debt Quickly Dipped Credit

Hello guys,Recently acquired a 2 family.Tenant should be moving in soon.The process went over budget (more than expected).The result is I am carrying credit card debt.I have a plan to pay it down to zero that will work just fine (the avalanche method).I would like to speed up the process though and pay less interest in the process.My credit score has dipped as a result of the credit card debt (to around 624).So may not be eligible for a 0% balance transfer or personal loan.Ultimately I want to get my credit score back into the excellent range for when I refinance out of the FHA loan.Any hacks or tips that anybody could share would be greatly appreciated.Thank you in advance to anybody who has any advice to offer.No canvasing please.

Other people on these forums would slit their wrists if the unit failed to provide enough free cash flow and they could care less about principal reduction and appreciation.The 5%/45%/50% figures I heard from Matt Faircloth here: And Brandon Turner described expenses being about 50% for a rental property in this video, though he included vacancy as part of the 50%:And I agree that you can't lean on these percentages in making your final purchase evaluation; you have to have the final numbers quantified.

If you're trying to get stats for specific parts of Calgary, the only way to really do that would be looking at available listings now.Rentfaster is an excellent tool and if you filter thee results to what you're looking to purchase, you will get a very clear idea of what you're likely to rent your property out for when you purchase.
