Predictability, accountability, excellent communication, and a partnership attitude (rather than treating every job like a one-time transaction)....maybe not always the cheapest.

Now this is just my experience but I personally have had nothing but awful experience with airbnb and nothing short of excellence with HomeAway.  

If she does not see the need to replace the carpet, which may be in excellent condition due to the previous tenant, then she does not need to explain that or justify it to anyone.

My experience with the condos I've used with AirBNB is excellent.  

Excellent credit and looking at put 20% down.

Or if you really want to geek out I have a great excel calculator that will give you all the info you would need plus principal / interest for every payment over the life of the loan.
