Avoid personal use of the property, as it can limit deductions, and be careful to correctly classify repairs versus capital improvements, as improvements must be depreciated.

And do not charge or have minimal charges to provide this feature? 

Its a duplex as it stands now with a garage in the back.

If your open minded to renovating and adding value you can do very well in these areas.

It’s about learning, building relationships, and proving to yourself that you can make it.

I still have the other property left and I think I will keep it at least for several more years.I have been doing necessary repairs and upgrades on the property that I still owe including some that I foresee I would've had to do in the near future.

It helps but looking to see what others are doing.
