The City and Chamber of Commerce have done a great job of promoting conferences and events (Triathalons, Dickens, Biker Weekend, etc.) to keep rooms filled in the winter months.We did great with a property just a block from the Seawall that meant it was actually in an X zone and no flood insurance required.

So promoting what you are doing loudly at a time like this, @Andrew Hogan, could allow a lot of retail money to see what “smart money” is doing.

focus on multi-syndication, diverse between single property for CF and appreciation, buy some REITS.

Take what you read about guru programs with a grain of salt, some people are very good at opening or leading a promotional thread with a few others kicking in, just never know.

I like not to promote or anything Realtytrac as you can put in a street name and get values comparable as an appraiser is likely to do by area and sq ft with repairs done.

This could be in the form of a free stay, or a cash payout, or a combination of both.Also, you will want to track how many bookings come in as a result of their promotion (so you know whether its worth it to do this again in the future).
