LeJonR I do not know exactly how to answer your question except to say that I like to deal with people that I know - so maybe take some time to develop rapport rather than diving into the 20 questions.We live in a dangerous world - how fast do I want to tell an unknown person how much money I have, if I need a loan, etc?

I understand why Buffet likes specialization instead of diversification, and I think most of the people who responded here have a deep specialization in RE and along with what Eddie said The answer to that is quite simple.

You don't have to do any of this stuff, but at least you can easily if you need too.I would highly suggest you invest in your home turf and worry about diversification once you are 30-40+ properties deep.

And these are the real people I need to network with.In each of these models, there is a common deniminator - the investor must buy as low as possible by recognizing a window of opportunity and taking a deeply-discounted, short-term position on a ultra-distressed situation - in order to re-sell at enough of a spread or profit to make sense, but still at a deep enough discount for the deal to make sense to the end buyer which is usually, but not always, another investor - and one that's willing to hold, do the rehab, get tenants, etc.

I would think that the seller, having already owned and sold the property, would rather foreclose himself and sell it again than sell the note at such a deep discount.Do you think contacting small local banks and asking them whether they have non-performing notes for sale would make sense or is there a better way to do this?
