In fact, anything above 80% ARV is almost certainly more in the realm of credit-based lending where, albeit with better rates and terms, that same $100,000 project requires at least a 20% down payment, usually with no rehab funding. 

Mine calculates everything including retirement, education funding planning, life insurance need and many more. 

I moved out (and 3 states away) literally days after it funded. 

The issue is: where do I find a legal basis/precedent to knock this down before I spend ALL of my retirement fund standing up for this principle in my so-called Golden Years?

As far as using them repeatedly you'll find it's either too difficult or the numbers are less than desirable.

We aren't even close to depleting those funds yet, but I try not to use them and save it more for an emergency situation.So at the end of the day I'm not worried about having to fork over money for the repairs.

I would also recommend that you find the realtor in your desired segment who has specific analytical capability with up-to-date market data.
