I think the other methods you mentioned can be just as if not more profitable as storage again depending on strategy, deal and execution.  

I'm currently on the same journey and am evaluating the same firms but find that their prices are too high for someone that needs basic 101 accounting and tax strategies for a person that is just starting out.

This strategy has worked pretty well for us since 2017. 

In addition to ensuring that the room is built to the proper load bearing capacity as @Mike Reynolds mentioned, you should also keep in mind that you need a second egress point, such as an egress window, for any habitable room especially if it is designed for sleeping purposes.
