I know there is a permitting process, and I believe a maximum of 45 days out of the tear which you can STR.

I am in the process of building a 3 unit apartment building which I have a new construction loan on it at 7%.

We have a vague idea of what we're looking to do, though it's so early in the process we are amenable to change.We are both medical professionals (doctor + veterinarian) in our early 30s, no kids.

From surveying and planning to obtaining permits and architectural design, the journey to make the land shovel-ready demands time and energy. 

Anyway, they have charged me $75 for "tax processing fee 2023".   

I'm still very early in the buying process, so I'm open to all suggestions (I hear good things about Waco, Texas?)

My other investment property that is a 3-unit is a conventional loan on a fixed interest rate, so wasn't aware of the commercial loan process and parameters.

I will keep these points in mind when my business mentor shows me his process and how he was able to wholesale several businesses over the past year.
