Write up a contract that they get a flat fee, or they do what you don't want to do for a reasonable fee.PMCs are notorious for nickle and diming you do death on all kinds of fees and "emergency" repairs.

When a tenant has a life crisis event, like a serious personal illness or death in the immediate family, we send a card with a love gift. ($50)During extremely cold weather or extremely hot weather we make a personal visit to each tenant to make sure they are prepared for the weather and are keeping safe.Our "All Star" tenants are those that pay their rent on or before the first of the month consistently over time, take care of the property and follow the terms of the rental agreement and our property rules.

Whereas if you find another deal like the triplex, it is completely feasible to pay Answer America $1.00 a call to take messages on your maintenance hotline (they give you a free toll-free number) and get a PO Box or autodebit for your rent payments rather than fooling with a property manager.

Lol.Additionally, as a landlord, since you incurred a fee, technically you can send them to colelctions for the 35 dollar bounced check fee, which will do damage to their credit, and stay on their report for 7 years.Add an additional collectiosn on their for the collections agency in addition to your own, who is legally allowed to do so (most states allow for original debtor + 1 collection agency to report on a single debt), this makes it substantially more damaging to their credit, as each collections deals at least 20-80 points a piece (diminishing returns).Add a judgement for rent on top of that, as well as a collection set for the rents itself, and a separate set for the eviction costs (because those are separate from the actual rents), and you have pretty much a death kneel to their credit for upwards of 7 years, 10 if they end of fighting or disputing anything after the fact.
