With the positive cash flow every month, and 10+ year hold strategy, I am quite positive, I will come out ahead.

Building it takes time, and it's critical to continue demonstrating your knowledge, track record, and integrity.Asking for referrals is an efficient strategy to build trust.

That said, there's no way to answer this question as every situation is different and customized to the individual characteristics of the property and owner.Make a relationship with an agent/agency that represents you.

It's also the most forgiving strategy in my eyes.

Should I go for it, and if so, what would be the best strategy to use?
