a lot of what makes a successful venture into the rental business is PM long term.this is critical.. most markets are interchangeable frankly when it comes to cash flow.although I really like some of the little niche markets in Indy right now.you can buy cash flow turn key home and on the same block you will find 3 pop top rehabs going and a few infill new constructions... this is in my mind were you want to be.. you have an exit when homes on the block your buying a 100k turn key home for are being remolded and selling for 250 to 350k.. that I like personally.

So I believe it's critical to have a place clean and it's worth paying someone well to do it right.We recently stopped doing the cleaning ourselves and now pay $100 per clean for our 1 bedroom 1 bath 639 sq ft condo on Maui.

LOLI had my title company do a excel spread sheet for me they updated daily.Every NOD in our 3 county area was put on that... then they would put the critical infodate of salefirst or second or what have youIRS yes or knowany other liens the amount and who too.so we just popped that open daily and ran with it... then we created our own bidding data base which Elody ran.. so I would get e mail from here the night before OK be at Washington county for a 10am its number 20 on the list... opening bid 220k...
