Im on the verge of purchasing my first investment property here in Los Angeles, and I will be applying for an FHA loan, rehab the house (mostly cosmetically) and maybe add an ADU if possible, and live there until i reach 20% on my mortgage, refinance out of the FHA into a conventional loan, and then look for my next deal & repeat this process over and over again.

On 12/14 I found myself with 2 dislocated and broken shoulders and 2 broken vertebrae after a root canal. 4 surgeries later, 3 weeks in the hospital and nearly 2 weeks at a rehab facility and I’m finally home as of Saturday.

You'd probably be best to just buy a house off the MLS that needs minimal cosmetic repairs and slap a tenant in there after you get them done.

I look for properties that have been up kept along the way so there's no major cosmetic rehab that needs to be done in order to continue to receive market rents, but they've not been fully flipped so you don't have to buy at top of the market retail prices!

The house I bought is a 3/2, needs a cosmetic rehab all around (from what I can tell from my walkthrough), maybe some plumbing work, and I'm also interested in converting the 800 sqft garage in the backyard into a 2/1 ADU.
