I'm just telling him he's underutilizing his site by going one story and if he plans to exit he should plan around what an institutional level self storage purchaser will want. development is about exit or ability to exit and risk. in multifamily we build or try to build at least 150 units. not 40 or 60 or 80 there's no buyers.

To my understanding the VA only cares that the initial person that purchased the property had the intent to live there and make the home their primary.

These properties were not distressed quite the opposite.. but they had 100k to 3 to 5 million of standing Timber on them that if we could purchase our Timber deed we could turn those trees to cash within 90 days..PS I had created a hand made custom data base of properties  10 acres or more not corporately owned that Aerial Photogramy show Standing Timber of an Age we deemed Merchantable.

It has worked great for me.The only downside I see is the potential for damage and also the long orientation that has to be done if renter's haven't used an RV before.My wife and I considered buying an RV to mostly rent, but decided not too as they were very hard to purchase last year.
