TN requires a license to lend.. there could be some carve outs  most states have small lender carve outs like 3 in one year.. but if you hold yourself out as any kind of lender some states require licenses..

Ask them what kind of properties they're looking for.

His deposit is 2 months rent (~$3800).So my questions are:1- Is it legal for me to make this kind of a deal with the deposit?
