I also look for 3/2 minimum in North Tampa, family friendly neighborhoods like Northdale, Lutz, and Land O' Lakes.I guess my big question is: Is anyone in the Tampa area (or in other areas) having these problems?

There are licensing requirements depending on which state you're in and if you're trying to do things the right way, you'll also have overhead like E&O insurance, office space, etcTL;DR It can absolutely be done but it is a very regulation-heavy business to be in, especially if you're targeting 1-4 unit stuff where majority of lending business is done.

It is comforting to know that there are so many unlicensed brokers willing to help the public because the hundreds of thousands of licensed agents with education, oversight, and E&O are not capable of helping them:)Maybe the state will come up with a new license category for these activities LOL!
