Given an otherwise equal choice I'd always go that way.I think (in this particular situation) that you have a slight advantage in selecting a tenant if you tell them up front that you live right next door (or upstairs) and like to keep a pretty mellow environment.

It is a choice as to whether you feel the extra time and expense involved with having some entity setup is worth the other benefits.Personally I own some stuff in my own name, I run some stuff through a single entity setup, and have some other things in a multi tiered entity setup.
