Hi everybody,I am looking to purchase my first rental property and I do not think I am ready yet based on feedback I have received from multiple people.I do not have enough money for a downpayment on a conventional loan, DSCR loan.

I am not sure how to make the initial purchase...If I use a private loan? 

I honestly should have more money saved up considering my years of working full-time, however younger financial mistakes have been a painful lesson and I regret not purchasing a property sooner/younger.My most important and immediate goal right now is to purchase a property.I am in (what I perceive to be) a relatively high cost real estate area. 

It sure does feel like it on my end.I feel like investors believe they are getting a better deal going down the DIY route, rather than purchasing turnkey.Why has the concept of turnkey lost it's value and pizzaz?

Or, are you trying to fund buying a property + construction, and then cash-out-refinance the completed project to pull back out most of your purchase + construction costs to deploy on the next project?

I would then get a inspection of the foundation and house but then I'm 1k in the hole without any promise of purchase beforehand.
