A mixed approach may be the best path forward since the inspector is coming nearly weekly, but agree long term positive reinforcement would be much more sustainable.

While I am capable of holding onto a property like this, I fear for the newbies who have very real risks of not being able to hold onto the property long enough to get out from underwater.Because the buyer of this property is likely to be inexperienced and not know or think through all of the items discussed here, this strategy may put you in a ridiculous position of power for at least the next decade over the buyer. 

Be sure to consider any refinancing costs and how they would impact your overall financial situation.Analyze Appreciation Potential: While you mentioned that you don't expect significant appreciation in the property's value, consider the long-term appreciation potential of real estate in Corpus Christi.

How long have you owned these properties and what are worth today?

This includes the frighteningly long list of platforms that want you to give them a monthly fee to help you fill, sign, and manage PDFs.

Long story short, they are requesting to reduce the base rent from $2,000 to $850. 

DSCR rates and points are likely going to be competitive with the other options if you are thinking long term and don't mind slapping a 5-year prepayment penalty provision on itI think the answer to your options are clearly just model out the total cash flows and projections of each scenario and compare.

I'm assuming as long as rents are covered you just ride it out and diversify with a few properties per market?
