I'm mainly a property investor but lately I've been looking to diversify my holdings and came across several FedEx Routes for sale - both Home/Ground and Line Haul routes.Does anyone here have experience owning/operating a FedEx Route business?

Keep in mind with this investment strategy you are more so running a business than you are investing in real estate.

However, I have relationships with people who can do the work better and I am more analytical and geared towards the business side.

Here is my plan and then my questions below:1) I want to buy single family homes across various states with each home having its own LLC in that particular state.2) I want these various LLCs to be owned by a Wyoming Holding LLC for anonymity.Here are my questions:a) Is it really as easy as creating a Wyoming Holding LLC online (e.g. zen business) and then creating an LLC for the homes  in the relevant state (again using zen business as an example) ?  

HOWEVER, my question is: given our goals/strategy, when analyzing returns for potential deals on the single-family rentals, along with a relatively low cash-on-cash return of roughly 1-2% should we allow ourselves to consider/count on 1) modest appreciation growth of only 3% year over year, 2) expense increases mirroring the current CPI of 3.5% and 3) low rental upside of only 1% (or even 0% given current market conditions).For example, if a deal gives a TOTAL return of roughly 15% year over year for 10 years but only starts out at about 1% cash flow via long-term rents, is this a good idea?
