I'm in the latter camp...been burned too many times by late payers becoming nonpayers (plus, I got into real estate to make life better, not more inconvenient).

@Nick Burns  this seems to be a common theme on BP these days.. those finding deals with no way to finance them.My suggestion for whatever its worth.. if you have no capital spend your energy finding capital then go shopping.. you spin a lot of wheels and get excited only to not be able to pull the trigger.I know some say if the deal is good the money will find you.. but for me..

@Kimberly Farrally  I would sign on to a big team .. get paid to learn the ropes.. trying to do this one your own.. unless you have significant savings you can burn through while you learn will be very difficult.or paid assistant.. top agents need escrow coordinators..

Wholesaling or buying from wholesalers (we do it some) can be a challenge, its very different and we've seen a lot of newer people get burned here because they are eager to find something "off market".

I have months I damn near burn thru 100K, literally, and I am small potatoes.

@Cassidy Burns, I am having the same issue.

I live about 20 minutes outside of an Air Force base and it is on a slow burning path of progress.

If you burn enormous amounts of my time showing properties, running comps, etc and then buy through another agent, I won't be inclined to invest my time with you on your next purchase.

I burn some time on YouTube watching videos on paying less taxes.One popular real estate youtuber grant Cardone says don’t pay taxes on anything while keeping it legit xyz but he doesn’t say how to do it.He says you can lease for free and get the money back at the end of the year but he doesn’t tell you how to do it.Then it looks like I need to start a business from home in order to get this going.So my questions are1.
