Home owners have not reacted to the down turn in pricing as fast as the new home builders. 

I have some land about to be under contract where I plan to clear it, reinstall the utilities, and either build on it or have a smaller new home built on it.

I'm wondering where I went wrong in the information input sections because this property definitely seems profitable to me but as I'm new to using the calculator I'm sure it's the way I input the property info.

I've heard of a seller acknowledgement form, having a limited power of attorney, nonrefundable deposit, etc.

Has rent control worked anywhere on the planet or fails every time in the short & long-term.Why not have price control on college tuition, food, interest rates, new vehicle prices and energy ?

Just explain to her that the house must be in great condition at move out, and get her new address.

u do need money for the horizontal or you need a loan for the horizontal if this is a new plat.. for infill this works great.
