Zillow shows rental estimate of 995/month. i may be wrong but when i try to calculate things to guesstimate expenses and such i try to lean on the higher side of percentages that i hear people talking about. so i caluted at 950 for rent. then for expenses im coming up with about 835 a month only leaving 115 for cash flow every month (after refinance)  i have trouble with a couple of factors though, mainly repairs and capex obviously something needs to be held back here every month because it will happen, but everything will be brand new so risk of anything major such as roof, hvac, plumbing, electrical should be extremely low.

For a multi-family (vs a SFH), a "No Flags or Banners shall be posted in any place visible from outdoors, or used as window curtains" provision in the lease heads this off.It prevents branding of your building as "Pro this" or "Anti that".That being said, an owner who wants to brand his building with anything "Pro this" or "Anti that" can do it.

Hello,Wondering if anyone has any experience with developing dedicated rentals using brand new single or double-wide mobiles on land vs rehabbing older homes for rental use. 

The 1953 ranch style home with 3 br and 2 ba had 20+ years of deferred maintenance and was in immediate need of attention.
