Regarding the OP’s question; I believe partnering or putting some skin in the game would be beneficial but I promise you that the BRRRR method is doable without a lot of skin in the game.

From reading here, I believe an LLC structure is the right next step (if I'm going to accept contributions from other FAF type investors), but where do you go for commercial insurance?
