I know of a flip in West Hartford CT that has sat on the market for a long time now, even though it is cosmetically beautiful.

Just at that moment, I stepped back from him and notice the window to his apartment. 

Working directly with sellers, or at least via a wholesaler, definitely seems like the way to go at the moment in DFW.

Goal: Make enough money in REI to see these beauties live and up close.

Chad:There are a couple of rulings from the CRA {I found 2007-0244941E5, but cannot locate the other one at the moment} which indicate the CRA, at its discretion, will interpret rent credits as an instalment sale.  

You'll find that many buildings here are at least 40-50 years old, with the majority probably being ~100 years old, and many have not been renovated for at least 20 years.Unfortunately, with prices where they are at the moment, it's becoming hard to find worthwhile deals.

I also happen to live in between the 2 largest ski areas on the east coast as well as a beautiful lake region.

So I obviously don't do any high-end finishes and I am a bit ignorant when it comes to the costs and process of building out a beautiful bathroom or kitchen that will get a place to sell.
