When I was advertising an apartment for rent (2br/1bath), I had one person out of probably 20 that didn't like that there was no tub, just a stand up shower.

Just be mindful that although they advertise 10% down, they also require some additional capital in reserves, so you need to show around 20% to qualify.

I'd let her out asap, advertise to re-rent right away, and if there is any deposit left between her departure and your new tenant's arrival, and your costs of getting a new tenant - go ahead and refund that to her and wish her the best!
