So this couple that now wants to rent has a service dog.

It happens.Recommend doing a thorough review of the area for actual tenant potential. - Build a profile of available tenant pool to be sure you understand their expected performance. - You don't want to rehab your property to Class A standards, but only have Class B & C tenants to choose from:(- How many rentals are in the area, where do the tenants come from?

I actually am looking at RI properties and the multi families are really moving so quickly you have to make quick decisions because they leave the market in a few days.

How have you done with expenses, quality of tenants, turnover, cash flow, their property management team, customer service, etc.  

I'm newer to investing myself; still trying to figure it out although i've been a real estate broker for many years and do actually own a few rentals.

Reputable full service contractors are hard to find.

For one tenant we provided lawn service and added that to the rent along with snow removal. 

Area has mix of older retail strips, motels, banks, gas stations, some QSR, a few independent restaurants, services (barber shops, etc.), and retail, warehouses, factories, and a business incubator for entrepreneurs. 

Hey Rose, its trying to remove the property because it thinks you haven't "placed it in service".

What the ones who actually invest do share in common is going to be building an education in real estate investing totally unrelated to what they majored in.
