I was curious if there were any other Palmdale Landlords on here, if so when you rented out your properties, did you see significant demand for the rent by the room strategy as opposed to renting the whole the house?

I don’t know if this is unheard of but my relinquished property listed and was under contract in the same 1st week of July-2024 and sold 25th of July.

I’m a new investor and have begun using the rental property calculator on bigger pockets for my market.I’ve only analyzed about ten properties so far, but I am getting about negative $1000 cash flow per month for most of the properties and negative cash on cash return.  

May I know what lender or banks for HELOC do you use for home equity line of credit or equity line of credit on rental properties?

I am interested in pursuing the legal structure of creating a land trust that owns the investment property and the land trust is within a WY LLC.I have spoken to NCH, but I was wondering if any of you have recommendations of other companies that can help setup this structure for houses outside of WY.Thanks in advance**I am NOT looking for comments on why this is useless, unnecessary etc.

The slab and walls in reality likely add no value to the property.

All the more reason to hire a good property manager, or if one insists on self-management, make sure you get to the property at least once a year.
