One is not allowed to work on a F1 student visa unless it is very limited at the university itself.Look into this and make sure your dad does not sign a document saying he will pay if she gets any kind of support from the US government.I would talk to her and tell her privately that if she does not move out by next week and leave your dad alone that immigration is going to get a call about her breaking the terms of her visitor visa, which will get her deported and black listed for years.

This is why I'm thinking your gonna have to get a another Conventional Mortgage and prepare to pay 20-25%... finding accredited investors is the best option as well as linking up with your local REI Group.
