The ARV on the entire portfolio is well above $1,000,000 and almost all units are rented to long term tenants.

The tenants have not taken great care of the space, would this cause a lower reasonable rent? 

I then assigned and sold the contract for $2.9 million and made a $100,000 assignment fee.

The issue is funds are due immediately after winning the auction in the form of a cashiers check.
