When I received my billing statement for December I called and they told me they granted the move-in special to the tenant because she filled out the application and was approved before December 1st.I'm sorry, but isn't that why its called a "November Move-In Special" not a, oh well you filled out the paperwork before Dec 1st special. 

In the future you will need to learn how to properly screen applicants and never use anything except a M2M lease.

They should have a web presence, and potentially an online application because that's not cheap.Or ask them if they have any other affiliations with other businesses.  

Then they may ask you to fill out an application to get a better understanding of you, assuming all of these above questions check out.  

You will likely need to pay for design and structural engineering up front to include the construction estimate in the 203k application.

@Susan Maneck I will definitely try the online application, I think you might on to something because that branch off of Ridgewood didnt exactly help me out with my business line of credit very much.

And you'll have to consider their time to buy the materials, the hours to return them, and the re-stocking fee (when applicable).

I agree with @JD, set a time for a showing during the week and one on the weekend, this will ensure interested applicants can at attend at least one of those days. 

Or I'd say it's not how much you pay, it's how much you return that matters is more applicable.
