Once and a while the disposal is actually shot so I replace it - super easy, cheap, and fast if there is already a disposal there.

On the other hand, having a first position lien on what sounds like a historically performing mortgage vs. second position doesn't seem like it is super beneficial--you have been getting the benefit of the bargain you struck back then.  

If your timing isn't super critical (back burner parts of the project that you can do now, or at the very end, or anywhere in the middle), you'd be surprised what you can find by lurking craigslist.

I was super glad I learned this lesson reading a blog from nononsenselandlord and converted leases to MTM as they expired and only did MTM leases after that.

Another thought if you are going the super frugal way.... go for a small multi.

Hi BP community,I have 2 lots in a hot neighborhood that I'm getting for 1k.The thing is (and there's always a thing when you're getting something for super cheap is, these 2 lots are directly across a street from a very unattractive substation or electrical station.I feel pretty confident that I'll be able to rent bc of the neighborhoods location and the surrounding the blocks have beautiful houses.My Questions Are:1- I'm trying to get comps so I can build on this land but how do you take into account this ugly structure, nothing on this block has sold recently.
