@David Cook   I have seen the 1000 dollar paint jobs in the south... they paint the windows shut no prep work and get paint everywhere  :)  we pay for new construction 2.65 a foot and that includes paint. so  1k sq ft hjouse is 2650... and so. on. but its 3 colors prep and woodwork.There is no question in the high rental areas like were you live you can get stuff done way cheaper than in many other parts of the country.

Near South Haven/Saugatuck/Holland, MI.  

A bad PM can make even a good investment go south.  

Buy vacation property further south so it isn't seasonal income.
