As such, I'm curious to know the bare min that I need to do to get me to a rehab to help me finish the rehab. 

I could barely understand what was going on, but I could feel my blood rushing through my veins as he announced my target was next.

What would be the bare minimum you'd do & feel comfortable?

Maybe they were house-hacking or willing to take the negative cash-flow, but also there is barely any inventory and a very massive demand here, so it could be an appreciation play.This is where investors drive for dollars or do direct mailing, but again that's also tough, too.

I have a rental in Irvine and it's only cash flowing (barely) because of my significant down payment (it was a primary residence conversion).  

For example, when I look for insurance, I am looking for bare bones policies which means market value coverage (not replacement cost), high deductible of $5,000, no rent loss coverage.

In a rehab, $10k barely buys cosmetic and finishing.  

Decent house, '70s, 2 story, lots of land, plus a dog kennel, that, as I understand it, barely clears costs(itty bitty town). $250,000.  

My favorite line:The property has been abused by previous tenants and property has bare minimum of repairs.

As far as matching my contribution, my company barely match's anything so I am not worried about loosing that money.
