It has 2700 square feet on the 1st floor, 2700 square feet on the second floor, an attic of 200 square feet, and a basement of 1000 square feet. 

Your costs are too high -over $450 per square foot (based on a 650' ADU) with no expenses for land? 

With 700,000+ square feet of class A office coming to downtown san diego, how difficult will they be to lease up?

First though in my head is red flag but will need more information before checking out. were you proposing a 12 month lease and they responded with 6 months?

Cost to install should be around $350 - $450 a square including trim.

Anyway, only because I know what you can do in the market if you just do your homework, I don't offer anything less than 20%, which, by the way, is even less than what I pay to Lima One at 12%, and other HMLs, but without all the red tape and inspection fees, draw fees, massive points, etc. which drives up the total cost of financing well over 20%
