The more i read about this model PAYNE the more i see it as a 2/5 star system with LOTS of problems down the road.

You may looking at a system that is higher quality than what you need.

Ralph R. - I like to visit Anodyne coffee shop or some of the restaurants (Guanajuato, Honeypie, etc.) in Bayview, but I'm not especially attracted to living on the South side, barring an exceptional deal.

The house you select doesn't need to be perfect, but try to buy one that only has deferred maintenance issues like paint, roofing and maybe a new HVAC system.

I also need to replace the pool pump at this particular property as its around the same age and is on its last leg.To fix the compressor (replace the compressor) it was $2,200, to replace the whole AC system is $5,700.
